Property Manager – Block Management

We are seeking an experienced and proactive Property Manager to join a growing property management business.

This is a hands-on role suited to an experienced property professional who understands the demands of block management, is highly organised, commercially aware and confident dealing with residents, contractors and other relevant stakeholders.

Key Responsibilities

  • Take full responsibility for the day-to-day management of an assigned portfolio
  • Manage the ongoing operation and maintenance of commercial buildings and apartment complexes.
  • Arrange and oversee planned and reactive maintenance.
  • Coordinate contractors, suppliers and service providers.
  • Conduct regular site inspections and identify maintenance, health & safety and presentation issues.
  • Monitor cleaning, landscaping, waste management, security and other contracted services.
  • Prepare management reports, budgets, financial information and updates for clients.
  • Ensure properties are managed in accordance with relevant legislation, regulations and industry standards.
  • Maintain appropriate property and compliance records.
  • Monitor insurance, fire safety, lift certification, health & safety, contractor documentation and other statutory requirements.
  • Ensure contractors have appropriate insurance, qualifications and documentation.
  • Maintain accurate records of inspections, incidents, maintenance and compliance activities.
  • Escalate significant risks or compliance issues appropriately.

Candidate Requirements

  • 5+ years' experience in property or block management,
  • A current practising PSRA Category D licence.
  • Strong understanding of property compliance and health & safety requirements.
  • Excellent organisational and administrative skills.
  • Strong communication and relationship-management skills.
  • Ability to manage multiple developments and competing priorities.
  • Strong IT skills and experience using property management software.
  • Full, clean driving licence
